BRT Commercial Real Estate Investment Financing BRT Realty Trust, a hard money commercial lender listed on the New York Stock Exchange under the symbol BRT, and has been active in the real estate business for three decades. Since 1972, BRT has focused on originating short term acquisition and bridge real estate loans. We specialize in providing innovative commercial real estate financing solutions when time is of the essence and our clients' needs cannot or will not be met by conventional lenders. BRT will finance up to 85% on a bridge loan basis and up to 90% on a participating mortgage basis. Rates vary depending on the deal and all float over prime. Points generally range from 1-3% and there is never a prepayment penalty. Loan terms vary as well (usually one to three years) and amounts range from $1,000,000 to $50,000,000. As a direct hard money lender, we do not securitize any of our commercial bridge loans which allows us to be entrepreneurial in our lending.
